The entire reservation balance is due upon the time of booking. Unfortunately, we do not offer any holds or deposits to secure your booking and dates, and we would kindly recommend to reserve quickly, as it books up fast!

For our standard cancellation policy, we offer a full 100% refund for any cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. We offer a 50% refund for cancellations made at least 7 days before check-in and no refunds for cancellations made within 7 days of check-in.

If you need to cancel but wish to still stay with us in the future, we currently are offering a Travel Credit! If you are unable to travel, we will allow you the opportunity to change for a like-date in the future for a change fee. Please note, we can offer the change option only once and further cancellations after the change option are subject to no refunds. 

We welcome children! Our houses are safe, child-proved and designed specifically for families with kids.

We provide games, toys and even a playground, to make sure that our little guests will be busy playing, and their parents will get a chance to relax.

We welcome all kinds of family celebrations and events for an extra charge. Please tell us about your plans and we will help you to plan your special event. Please keep in mind that non-permitted events and parties will cause immediate cancellation of your booking without any refund.

Yes, we love hosting pets. You can bring up to three well behaved pets with you, for a pet fee of $75 per pet per stay. Each pet should be included in your reservation.

Check-in is at 4:00pm and check-out is at 11:00am. We do offer either early check-in or late check-out, or both free of charge as a bonus for our direct booking guests. These are not always available, and we will need to know ahead of time for this request, so we can coordinate in advance with our cleaning crew.

Our front door smart locks can be accessed any time after check-in (4:00pm) so any late check-ins are completely fine, no matter how late since its self check-in!

We provide free parking for all our guests. Each house has a different parking capacity, please check out the listing that you are interested in. As a rule, 4-8 cars could be parked on-site.

Free street parking is also available, but please don’t block neighbors driveways.

Our two biggest vacation homes are within 10 minutes drive from each other. Two houses together can accommodate up to 30 guests at a time, especially if some of them are little kids. Please feel free to contact us directly for any special request so we can help you out!

We offer private chef services, professional photographers, and massage therapists services for an additional charge.

We can also decorate the house for special occasions like birthdays or anniversaries. Surprise your loved ones with themed decorations, fresh flowers, chocolate and wine upon arrival! The cost depends on the package. Please contact us for the details.

We can also conveniently provide the following grocery items already stocked in your fridge for a flat amount of $100 to help you avoid a grocery run right away!

Before your visit please look at the list below: we provide all these items for each stay.

Bathrooms: 

Towels, shampoo, conditioner, body soap, hand soap, hair dryers in every bathroom and plenty of toilet paper.

Bedrooms: 

Linens, pillows, blankets, and super comfortable mattresses.

Kitchen: 

Keurig coffee machine, coffee pods, sugar, creamer. 

Regular coffee maker, ground coffee, filters.

Electric tea kettle, variety of tea bags.

Salt, peper, cooking oil, spices and condiments.

Pots and pens, utensils, cutting boards, blender, toster, microwave. 

Dishes, glasses, cups, baking pans and sheets.

Aluminum foil, garbage bags, paper towels, dish soap, sandwich bags, tupperware.

Laundry room: 

Detergent, drying sheets, cleaning supplies, iron, ironing board, mop and a bucket, vacuum cleaner.

Outdoors: 

Propane grill and a full propane tank, grill tools, fire pit, outdoor furniture. Hot Tub and EV charger in Smoke Rise house only.
